Apartop vs Lodgify in short: Lodgify is the better choice if you want your own booking website with online payments, a direct channel manager for Airbnb, Booking.com and Vrbo, dynamic pricing and a listing on Google Vacation Rentals. Apartop is the better choice if you own 1 or 2 flats in Spain and do not want a monthly fee, or if what really eats your time is Spanish compliance: guest check-in, police registration through SES.Hospedajes, your tourist licence number, the signed check-in document and organising cleaners while you are abroad.
Apartop is our own software, so we have tried to be particularly fair to Lodgify. Lodgify's prices and features come from its official website and were checked in October 2026.

A quick primer on Spanish rules
If you live outside Spain, three things matter whatever software you choose:
- SES.Hospedajes is the Ministry of the Interior's online register. Under Royal Decree 933/2021 you must report each booking and every guest's details within 24 hours (of the booking and of the guest's arrival) and, if you let professionally, keep the records for three years; non-professional hosts only have to report. Catalonia (Mossos d'Esquadra) and the Basque Country (Ertzaintza) use their own police systems.
- Tourist licence (VUT in Andalusia). Each region keeps its own register of holiday lets, and the registration number must appear in your listings and documents.
- Tax. As a non-resident you normally declare your rental income on Modelo 210 (non-resident income tax, IRNR), using your NIE. Some owners appoint a Spanish tax representative or gestor for this. More in how to declare holiday rental income.
Where Lodgify is stronger
Lodgify has been around for years, has customers in more than 180 countries and a very complete offer for owners who want to sell direct.
Booking website and payments
Its no-code website builder with a booking engine is available from the Starter plan, with ready-made templates, custom rates and secure payments. If you want to rely less on Airbnb and Booking.com and take payments online on your own site, Lodgify is better equipped than Apartop, whose booking page is paid by bank transfer or Bizum (a Spanish instant-payment app that many foreign guests will not have).
Direct channel manager
Lodgify connects directly to Airbnb, Booking.com and Vrbo and syncs calendars, prices and content, with iCal for other sites. Apartop syncs through iCal only: it blocks dates but does not push prices or descriptions. If you change prices often across platforms, this matters.
Dynamic pricing and visibility
Professional and Ultimate include Dynamic Pricing and listing on Google Vacation Rentals. There is also a unified inbox for messages from every platform, an AI assistant (Lodgify AI Co-Host) and, from Professional, security deposits.
Guest registration across Spain
Its automatic guest registration submits data to SES.Hospedajes and also to the Catalan and Basque police systems. Apartop only works with SES.Hospedajes, so for a flat in Barcelona or San Sebastián, Lodgify covers you better. Note that, according to its website, automatic guest registration is available exclusively on the Ultimate plan.
Where Apartop is stronger
Apartop is built in Andalusia for Spanish holiday lets, and for owners who are starting out or have a few flats.
Free for up to 2 flats
Apartop Free gives you, at no cost and for good, calendar sync with Airbnb, Booking.com and VRBO, online check-in, the SES.Hospedajes guest file, automatic cleaning jobs, a digital guest guide and direct bookings for 1 flat. Lodgify has no free plan. If you grow, Pro is €9 per flat per month + VAT, with unlimited flats.
SES.Hospedajes even on the free plan
Online check-in reads the guest's ID card or passport with their phone camera, collects their signature and prepares the report. On Free you download the file and upload it to SES.Hospedajes; on Pro it is submitted automatically through the Ministry's web service, with checks and retries. Useful when you are not in Spain to meet guests. The full process is in SES.HOSPEDAJES guest registration step by step.
Spanish and Andalusian rules built in
- Your Andalusia tourist register number on every flat and its documents.
- A signed check-in document that serves as the rental contract, as Andalusian rules require.
- Automatic tourist tax by region and municipality on every booking, invoice and statement.
- On Pro, booking invoices with a chained hash and QR code (not yet a certified VERI*FACTU system) and a spreadsheet summary for your gestor with invoice books, VAT, income tax and tourist tax.
Cleaners and key holders, free
Each check-out creates a cleaning job with the next arrival time and number of guests. Your cleaner or key holder uses the free Apartop Cleaning & Keys app, with a checklist, handover photos and damage reports, and only sees the flats you assign, never your income. More in cleaning management.
Keys and guests
Integration with Nuki and TTLock smart locks (a different code for each booking), a guest guide with an audio guide in the guest's language, and requests such as early check-in or late check-out. See also online check-in and smart locks.
What each one lacks
- Apartop is not an API channel manager, does not adjust prices automatically on the platforms (it only suggests prices for its own direct bookings), does not list on Google Vacation Rentals, does not take card payments on its booking page and does not submit to the Catalan or Basque police. Its mobile app installs from the browser (Google Play coming soon).
- Lodgify charges from the first property, its Basic plan has no website or automatic guest registration and, according to its website, SES.Hospedajes submission is only on the Ultimate plan. Its website does not mention the Andalusian tourist register or check-in document (checked 11 Oct 2026).
Who each one is for
Choose Lodgify if:
- You want your own booking website with online payments and plan to market it.
- You list on several platforms and change prices often, or want dynamic pricing.
- Your flat is in Catalonia or the Basque Country.
- You prefer a large international ecosystem with integrations and phone support (from the Professional plan).
Choose Apartop if:
- You own 1 or 2 flats and do not want a monthly fee.
- Your headache is the paperwork: check-in, SES.Hospedajes, licence number, check-in document and tourist tax.
- You run the flat from abroad and rely on a local cleaner or key holder who needs a free app.
- Your flat is in Andalusia, for example in Marbella or Málaga.
You can also combine them: some owners use a channel manager for pricing and Apartop for check-in, guest registration and cleaning, with calendars synced by iCal. To compare more options, see the best Smoobu alternatives. And if you want to try it, start free: with two flats you never have to pay.
Frequently asked questions
How much does Lodgify cost in 2026?
According to its website, checked on 11 October 2026, for 1 property: Basic €16/month (€13 billed annually), Starter €28 (€23), Professional €48 (€39) and Ultimate €70 (€56). Prices rise with the number of properties; use the calculator on its website. There is no booking commission.
Does Lodgify submit guest data to SES.Hospedajes?
Yes. Its automatic guest registration sends data to SES.Hospedajes and to the Catalan and Basque police systems. According to its website, it is available exclusively on the Ultimate plan.
Is Apartop a channel manager?
Not via API. Apartop syncs Airbnb, Booking.com and VRBO through iCal calendars, which block dates on every platform when a booking comes in, but do not send prices or content. It also warns you about double bookings and gaps nobody can book.
Can I use Apartop and Lodgify at the same time?
Yes. You can connect your listings' iCal calendars to Apartop and use it for online check-in, the guest register, cleaning and keys, while Lodgify runs your website and pricing. Bear in mind you would still be paying for Lodgify.
Do I have to register guests if I live outside Spain?
Yes. The obligation applies to the accommodation, not to where the owner lives. Whether you use software, a local manager or do it yourself, every guest must be reported.
Which is better for a single flat?
If you mainly need guest registration and cleaning organised, Apartop Free covers you at no cost. If you want your own website with online payments, Lodgify's Starter plan is the better fit.
